Small lot subdivisions
One block, two titles, managed end to end.
Subdivision project management and architecture for Brisbane splitter blocks and one-into-two subdivisions. One practice runs the whole thing: feasibility, approvals, titles and the homes that follow.
On a small lot, value hinges on what you can actually build. We design the home first, so the subdivision that reaches council is one that works, for approval and for resale.
The process, handled
01
Feasibility
Zoning, overlays, services and site constraints, checked before you spend a dollar on applications.
02
Development application
The reconfiguring-a-lot application to council, prepared and managed with our consultant team.
03
Operational works
Civil works, stormwater and service connections, coordinated through to sign-off.
04
Plan sealing
Survey plans finalised and approval conditions closed out with council.
05
New titles
The sealed plan is registered with Titles Queensland and your new lots exist.
06
Design & build
Small lot homes designed to make each new block work hard, and carried through construction.
Common questions
What is a splitter block?
A property that already sits on two separate titles under one house. A genuine splitter usually needs no subdivision approval. Feasibility confirms which path your block is on.
Do I need a house design to subdivide?
Often, yes. On lots under the standard minimum size, council expects to see that a workable home fits. That is where an architect-led approach earns its keep.
How long does it take?
Every site is different. Feasibility comes first and tells you the realistic path, timeframe and cost drivers for your block before anything is lodged.
Wondering what your block could become?
Start with a conversation about feasibility. No commitment, no jargon.
